THE SITE IS BEING PREPARED FOR BUSINESS: LAND RECLASSIFICATION AND SUBDIVISION
From one large landholding to plots tailored to specific business needs
The creation of an industrial park begins long before the first production buildings appear. One of the most important stages is the legal, cadastral and planning preparation of the site.
The TECHNOPARK16 landholding is located in the Shigaleevskoye Rural Settlement of the Pestrechinsky District, Republic of Tatarstan.
According to the Unified State Register of Real Estate, the land is classified for industrial, energy, transport, communications and other special-purpose uses. Its total area is approximately 42 hectares.
The next stage is to survey and subdivide the site into individual plots for future facilities. The planning concept includes an internal road network and plots of different sizes, allowing businesses to select a site for anything from a small production unit to a major warehouse or logistics complex.
For a resident, subdivision is not a formality but the foundation of the future project. Once a plot has been formed, the business receives:
- clearly defined site boundaries;
- the ability to select an area that suits its production requirements;
- a clearly planned access route;
- access to the proposed utility infrastructure;
- the ability to plan the building, parking, loading area and storage yards.
Plot selection will take account of the resident’s operations, including the required building area, the volume of freight traffic, the number of loading doors, power and gas requirements, and equipment placement.
TECHNOPARK16 supports residents at every stage, from purchasing a plot to obtaining permits and commissioning the facility. The project team can also arrange turnkey design and construction of a manufacturing or warehouse building.
